AVAIO Digital Targets $6B AI-Ready Campus in Mississippi

AVAIO Digital announced plans to build a $6 billion AI-focused data center campus in Brandon, Mississippi, marking one of the state’s largest tech infrastructure investments to date. Spanning 175 acres, the “AVAIO Digital Taurus” campus will support hyperscale, cloud, and AI workloads with over 600,000 square feet of data center buildings and 116MW of power in its first phase, slated to go online in the first half of 2027.

The site will integrate advanced sustainability features, including water-efficient cooling, rooftop solar, and rainwater recapture systems. Located near major fiber routes, the facility will offer low-latency connectivity to Dallas and Atlanta. Entergy Mississippi will supply clean, reliable power, while local and state agencies—including the Mississippi Development Authority and the City of Brandon—are backing the project with infrastructure upgrades, tax incentives, and development grants.

“This $6 billion investment by AVAIO Digital Partners marks a monumental day for the city of Brandon,” said Mayor Butch Lee. “This development will bring high-quality jobs, attract and retain top talent and position Brandon at the forefront of a growing, innovation-driven industry.”

  • Project value: $6 billion over multiple phases
  • Site: 175-acre “AVAIO Digital Taurus” campus in Brandon, MS
  • First phase: 600,000 sq ft, 116MW capacity, complete by H1 2027
  • Connectivity: Direct access to fiber routes linking Dallas and Atlanta
  • Power: Supplied by Entergy Mississippi, emphasizing clean energy
  • Tax & Infrastructure Support: Incentives from Mississippi Development Authority, Rankin County, and City of Brandon
  • Sustainability features: Rooftop solar, water-efficient cooling, rainwater recapture
  • AVAIO Power Commitments: 1.2 GW secured across projects in CA, VA, AR, and MS; 450MW available by 2027

“The Greater Jackson area is poised to become a new hub for cloud computing and AI development,” said AVAIO CEO Mark McComiskey. “We are delighted to partner with the City of Brandon to make a significant investment in expanding the region’s digital and energy infrastructure.”

🌐  Analysis: AVAIO’s push into Mississippi signals a broader trend of hyperscale data centers moving into underserved, infrastructure-ready regions with economic incentives and sustainable power access. The move mirrors recent developments by Vantage, Applied Digital, and Crusoe across the South and Midwest, which are drawing attention for their scalability and proximity to fiber and renewable energy sources. The Brandon hub could become a regional anchor for AI infrastructure in the southeastern U.S., especially as demand for latency-sensitive compute grows.
