Cologix Buys 38 Acres in Ashburn

A A

Cologix announced the acquisition of 38 acres of land in Ashburn, Virginia, extending its footprint in the core of Northern Virginia’s “Data Center Alley.” The industrially zoned site on Beaumeade Circle sits inside one of the world’s most fiber-dense digital infrastructure ecosystems, where available land and power access have become increasingly constrained.

The company plans to develop a new interconnection-focused campus designed to support hyperscale, AI-ready, and enterprise workloads. Preliminary planning is expected to begin around 2030, with an initial power capacity of 85MW and long-term expansion potential exceeding 300MW as demand evolves. The site will provide an additional option for customers seeking redundancy and resilience for AI inference, hybrid cloud, and latency-sensitive networking architectures.

The acquisition strengthens Cologix’s long-term growth strategy in Northern Virginia, where the company has operated for nearly a decade, and supports a broader $5 billion investment plan across the region. Located in Ashburn within Loudoun County, the campus offers proximity to global networks, major cloud on-ramps, and dense interconnection ecosystems that continue to attract hyperscalers and large enterprises.

• Acquired 38 acres on Beaumeade Circle in the center of Data Center Alley

• Planned state-of-the-art interconnection hub with AI-scale networking focus

• Initial design target of 85MW, with expansion potential beyond 300MW

• Development planning expected to begin around 2030

• Part of a long-term $5B Northern Virginia growth strategy

“As the global epicenter of digital infrastructure, Ashburn offers unmatched scale, density and strategic importance,” said Laura Ortman, CEO of Cologix. “Opportunities to acquire land of this caliber, in the center of Data Center Alley, are exceptionally rare. This investment reflects our long-term conviction in the market and our commitment to delivering next-generation interconnection, AI and hybrid cloud services for our customers.”

🌐 Analysis

Cologix’s land acquisition follows a broader wave of long-horizon capacity planning across Northern Virginia as operators secure sites years ahead of construction to manage power and zoning constraints. The emphasis on interconnection and AI-driven workloads aligns with rising demand for latency-optimized inference infrastructure near cloud and network exchange points, an area where Ashburn continues to set global benchmarks.

Cologix is a privately held network-neutral interconnection and data center operator headquartered in Denver, Colorado, focused on providing scalable, AI-ready digital infrastructure across North America. Founded in 2010 by Grant van Rooyen, the company operates more than 45 data centers in over a dozen metro markets, with a strategy centered on dense interconnection hubs that link hyperscalers, cloud on-ramps, carriers, content providers, and enterprises. Cologix’s core platform combines colocation, interconnection, and hyperscale-adjacent capacity, with particular strength in edge and secondary markets such as Ashburn (Northern Virginia), Montréal, Toronto, Columbus, and Minneapolis. The company is owned by Stonepeak, which acquired Cologix in 2017 and has since backed multi-billion-dollar expansion programs, including land banking and large-scale campus developments to support AI workloads and cloud growth. Key milestones include the build-out of its Northern Virginia presence in “Data Center Alley,” expansion of its Scalelogix hyperscale platform, and continued investment in carrier-dense facilities designed to reduce latency, improve resiliency, and support next-generation AI and cloud architectures.
